Both the Ormskirk Advertiser and local Champion are following up yet another QLocal Ormskirk exclusive on the sad news that Ormskirk market hall is closing soon.

And earlier today, the busy QLocal news desk received this e-mail offering the remaining traders a glimmer of hope with a welcome stay of execution by McComb Property.

It reads: 'Regarding the closure of the indoor market, I should like to make everyone aware of the circumstances that are involved.

When we purchased the market in 2004 I had one tenant, Inshops markets, they are professional market hall operators and they, in turn, sublet to each individual stall holders. Five years ago, Inshops went into receivership and they gave all stall holders notice to quit, at the time there was in excess of 30 stalls operating. At this point I decided to attempt to operate the market ourselves and we dealt with the individual stall holders directly, we explained that we would try to make a go of the market to protect their livelihoods.

We met them all and explained what we would try to achieve.

We invested in substantial repairs to the roof and we have supported this operation for the last five years, each year the market has made a substantial loss and the number of stall holders has consistently declined, it is now at the point that we currently have only a handful left.

We currently have a weekly income of less than £700, our expenses are in excess of £2,000 weekly. This has been the case for most of the period that we have operated the market. We have never asked for any rental increases during this five year period, the tenants do not pay any electricity, heating or rates - we do.

We recently undertook a feasibility study to see if we could support it any longer with further investment, alas we cannot.

We currently have 6 stalls that pay £50 pw, two that pay £75 pw, two that pay £100 pw and one that pays £15 pw - and remember this is inclusive of heating, lighting and electricity. The stallholders do not pay rates, and the total income is £665 pw. We simply cannot support these losses any longer. We will, however, attempt to support the stallholders even further; if any of them would like to stay on for a further month from our closure date we will allow this and we will not charge any rent whatsoever for this period.

We currently do not have any redevelopment plans for this site or the night club that is closed next door.

We simply cannot support it financially any longer.
I think that most people will agree that these buildings are eyesores and redevelopment is inevitable sooner rather than later although I reiterate there currently isn’t any plans, a previous permission for a new student development has since lapsed.

If upon reading this we have a strong level of interest from a significant number of potential stall holders, we will obviously review our plans, if any current stallholders require relocation advice or business support we will provide it.

I agree that it is a sad state of affairs, although we did give it our best shot. Yours sincerely,McComb Property'

It’s not good business sense to take on a unit at any price with the threat of closure hanging over your business, remember planning permission had been granted for student accommodation. Had the demand for student accommodation not diminished he would have closed this unit in the blink of an eye with absolutely no thoughts for his tenants!

That makes absolutely no sense. They've owned the building since 2004, in that time the college has become a University and grown massively. McComb has built dozens of buildings and renovated dozens of properties since then. He's had planning permission granted and has allowed it to run out. If his only intention was to build student accomodation on the site, he's had 15 years to do it....

Doesn't add anything at all to the conversation. I acknowledged that planning permission had been granted in the past. You should be aware that planning permission generally lasts for 3 years. As work has not been started he would have to reapply once again. The permission was granted in 2013, as much as I know you wish it was still 1970, it's 2019 now. That planning permission is no longer valid.

Such a shame for the small stall holders in the market hall, a few years ago it was then under threat and the Hairdressers, Unit of Stlyle, now occupied by the Kurdish Barber moved just across the road and made a big success of it, as did Harpers Furniture , the biggest unit and they moved to what was Taylors and seem to be doing well.
The present rents are very competitive so it's not the size of the rents that are failing to attract more businesses to move in. This surely is the crux of the matter many years ago it was full, but far from it now. The blame game has therefore focused on Mcomb Property, but as I said if it was fully let there wouldn't be a problem. Other market towns have an indoor market hall such as Kendal and Nantwich and they thrive and are fully let. I agree MP could have handled the termination notices better but have since amended that, Good it needed to be, but don't blame them for all the towns problems, and the Market Hall.

Then they should pay tax on these properties like the rest of us! Their student teneants use all the facilities of the town. It can’t be right that a family with two kids has to pay tax whilst their next door neighbours of Six and more pay nothing!

Its the responsibility of Edge Hill to provide for its students! Large areas of the town which had well established communities have now been destroyed with absolutely no benefits for the town! Which is now full to the brim of Bars and coffee shops and not much else. Any land that is freed up for re development should be for family use.

The other thing that needs to change is allowing transiant students to have a vote in local elections when they are not here for the term of that election which in West Lances case has unbalanced local politics.
